The blocks we work on here
The thing people notice about Bentleigh East is the blocks. They run bigger here than over in Bentleigh, typically the larger 1950s and 60s family blocks with a double or triple-fronted cream brick home on them, and plenty of those gardens have not had real attention in decades. That extra room is why so many of the jobs here are full back-and-front renewals on one roomy block, not just a tight courtyard.
This is genuine Melbourne sandbelt. Yarra Yarra Golf Club, one of the famous sandbelt championship courses, sits right here in the suburb on Warrigal Road, and those courses are where they are because of the free-draining sand. So the topsoil here is typically sandy and drains well, which lawns love. There is reactive clay further down though, and it moves as it wets and dries, so we still check levels and set the drainage before any turf, paving or beds go in.
The land is flat. Bentleigh East sits on the coastal plain with no real slope, so you see far fewer retaining walls here than in the hillier eastern suburbs and the work is more about getting levels and surface drainage right. One thing worth knowing: some of the lower southern parts of the suburb carry a council overlay for overland stormwater, which can change what you can build and where. If your block is down that end, check with council first.
The suburb is changing fast on top of all that. Side by side dual occupancy is the typical redevelopment now, two new townhouses where one cream brick home used to be, with a lot of it concentrated in the streets around Mackie, East Boundary, North and Centre Roads.
Nature strips are a quirk of their own. They are council land, and Glen Eira wants a permit before you plant one out, with a recommended indigenous plant list and no hard surfaces allowed. Check with council first.

Which lawn suits a family backyard here?
Sir Walter Buffalo for most families. Soft for kids, tough enough for dogs, and it handles part shade better than most lawns. The sandy topsoil here drains well, we just sort the levels and clay underneath first. If a spot is too dark for real grass I will tell you and we will pick planting that suits the shade instead.
We are renovating the house. When should we bring in the landscaper?
Earlier than you think. Decisions about levels, drainage and access are much cheaper before driveways and fences go in. Turf and planting land near the end, so you move back in with the outside finished too.
Can we plant out our nature strip?
Possibly, but check with Glen Eira first. The nature strip is council land, a permit is required before anything goes in, council recommends indigenous species from its own list, and hard surfaces are not allowed. If you get the nod, we can prep and plant it as part of a bigger front yard job.
There is a big old tree on the block. Can we just take it out?
Maybe, maybe not. Glen Eira keeps a register of classified trees, the ones it rates most highly on public and private land, and if your tree is on it you need a council permit to remove it or do a heavy prune. Minor trimming is usually fine. We check whether a tree is classified before anyone plans the build around taking it out, and we will often design the garden around a good tree rather than lose it. Either way, check with council first.
The block is dead flat. Do we still need to worry about drainage?
Yes, more than you would think. Bentleigh East is flat coastal-plain ground, so retaining walls are rare here, but flat does not mean water just disappears. The sandy topsoil drains well, the clay underneath does not, so we still set proper falls and surface drainage before turf or paving goes in. If your block is down in the lower southern part of the suburb there can be a council overlay for overland stormwater too, so it is worth checking with council.
