Landscaping in Clayton South and Clayton
I'm Michael. Regal Landscaping has been building gardens across Melbourne's south east since 2013, and we've finished jobs in Clayton South this year. Clayton is about 5 to 10 minutes from the yard, so site visits are quick and so is any follow-up. We hold 5.0 stars from 60+ Google reviews. Quotes are free with no call-out fee: ring 0489 952 492 or send a few photos through the quote form.
What we build around here
- Instant turf. Mostly Sir Walter Buffalo, rolled out over a proper soil blend so the roots have something that holds water.
- Paving. Paths, patios and side passages on a properly compacted base with a firm edge, so nothing creeps in the sand.
- Garden beds and screening. Hardy plants, thick mulch, and hedging for a bit of privacy between townhouses.
- Irrigation. Hunter gear and drip lines on a timer, with a registered plumber on the team. On sandy ground it takes the guesswork out of summer.
- Artificial grass. For shady courtyards, and for rentals where nobody is going to mow.
- New build landscaping. From bare dirt to a finished yard for new townhouses and dual occs, timed to your handover.
Sand belt ground, and how we build on it
Clayton South sits in Melbourne's sand belt, the band of sandy ground that runs from the bay across as far as Clayton and Springvale. Spring Valley Golf Club, on Heatherton Road, is one of the sand belt golf courses. Long before that, the land here was coastal heathland, and from the 1850s it was market gardens.
The sand itself got dug up too. Quarrying started in the early 1890s, and from the 1960s a lot of the old pits were filled as tips. Some of that old landfill ground nearby is now being turned into parkland, the Chain of Parks running through Kingston's green wedge.
What does that mean for your garden? Sand is easy to dig and water rarely sits on top. The catch is that water and fertiliser drain straight through it, so a lawn or bed planted into bare sand goes thirsty and hungry fast.
That's why we build the soil first. A decent soil blend goes under new turf, compost gets worked into the beds, and mulch goes on thick to hold the moisture in. Drip or pop-up irrigation on a timer handles summer better than any hose. Paving gets a compacted base and a solid edge, because loose sand lets pavers wander if you cut corners.
Clayton is a bit different. It sits on the eastern edge of the sand belt, and heading north toward Monash Uni the ground can change from one street to the next. I'd rather put a spade in at the site visit than guess from the postcode.

Kingston or Monash: tree rules on each side of Centre Road
Centre Road is where the two suburbs meet, and it's also where the councils change. Clayton South is in the City of Kingston. Clayton is in the City of Monash. Tree rules differ on each side, so check which council you're in before anything gets cut.
Kingston uses a local law. You need a council permit to remove or prune any tree, multi-stemmed ones included, with a trunk circumference of 110cm or more measured at ground level. Working inside the root zone of a protected tree needs a permit too, and Kingston also keeps a Significant Tree Register.
Monash handles trees through planning controls. Parts of the city sit under a Vegetation Protection Overlay, where a permit is needed for trees over 10 metres tall with a trunk more than 50cm around at 1.2 metres up. Council has an online map so you can check your address.
On top of that, Victoria's canopy tree rules, in place since September 2025, can cover large trees near the front and back boundaries of residential blocks in both councils. Dead trees and light maintenance pruning are generally exempt, but the details change, so ask council before anything big comes out.
None of that stops a good garden. We design around the trees worth keeping and keep machines out of their root zones. If one might need to go, check with council first.
Houses, units and townhouses: who we build for here
Clayton South took off in the late 1950s. The Volkswagen plant opened beside Westall station, houses and factories went up together, and enough families arrived that Westall got its own primary and high schools in the early 1960s. At the 2021 Census a bit over half the homes here were separate houses, and about a third were townhouses or semi-detached.
Clayton is busier again. Monash University opened there in 1961, Monash Medical Centre is here too, and new Suburban Rail Loop stations are being built at Clayton and near the uni. In 2021 only about a third of homes in Clayton were separate houses, the rest were townhouses, units and flats, and around six in ten were rented.
That mix decides the work. An original house with a garden that's had its day usually needs a full renewal: clear it, build the soil, new lawn and beds. Townhouse yards are small and often reached through one side gate, so we plan around that. Landlords want a yard that looks after itself between tenants. And new dual occ builds need the landscaping done before handover, where a local crew can slot in around the other trades.

What a job can cover
Every quote comes from what I see on the block, but a job around here often includes:
- Clearing old lawn, weeds and green waste
- Soil blend and compost to give sandy ground some body
- Levels and falls set so water runs away from the house
- Sir Walter Buffalo turf, or artificial grass where real lawn won't cope
- Paving on a compacted base with edging that holds
- Drip or pop-up irrigation on a timer
Bigger jobs can add retaining walls, screening or lighting conduit.
How a job runs when the crew is close by
- Call or send photos. Ring 0489 952 492 or use the quote form. Two or three photos of the yard is plenty to start.
- Site visit. With the yard this close I can usually get out quickly. I look at the soil, sun, access and any trees that could be protected.
- Written quote. Labour, materials and waste each listed on their own, so you can see where the money goes.
- The build. We turn up on the day we said and tidy up as we go.
- Watering plan and follow-up. New turf on sand needs a clear routine, so we leave you with one, then check in afterwards.

FAQs
Is your yard really in Clayton South?
Yes. The yard is here and the crew is local, and we've finished jobs in Clayton South this year. Clayton is about 5 to 10 minutes away depending on traffic, so a site visit is never a big trip.
Will turf grow in sandy soil?
Yes, once the ground is built up. Sand lets water and nutrients drain away, so we lay Sir Walter Buffalo over a proper soil blend, not bare sand. The real risk is watering. New turf needs water every day for the first 2 to 3 weeks, and sand makes that non-negotiable. Lawns don't fail because of the turf, they fail because nobody waters them, so if that will be hard, tell me before we lay it.
Do I need a permit to remove a tree?
Possibly. In Kingston, any tree with a trunk 110cm or more around at ground level needs a council permit to remove or prune. In Monash, trees in a Vegetation Protection Overlay need a planning permit. In both councils, the state's canopy tree rules can catch large trees near the street or the back fence. Check with council before anything is cut.
Can we plant out the nature strip?
Usually, within limits, and the councils on each side of Centre Road do it differently. Kingston says you don't need approval if you follow its guidelines: plants kept to 50cm, set back at least 50cm from the kerb, and no paving, fake grass or irrigation. Monash wants a nature strip planting permit first, with plants no taller than 50cm and no irrigation, edging or synthetic turf. Once you're cleared, we can plant it along with the front yard.
What works for a rental near Monash Uni?
Simple and tough. Sir Walter Buffalo where there's sun, artificial grass in the dark corners, beds mulched thick with hardy plants, and a drip system on a timer so the garden doesn't rely on tenants remembering to water.
Can you landscape our new townhouse or dual occ before handover?
Yes. If the planning permit has an endorsed landscape plan, send it through with your handover date. We price every item on the plan, plant to the schedule and work around the other trades, so the yard is finished when the keys change hands.
How do your quotes work?
I come out, walk the block and write it up, free and with no call-out fee. Labour, materials and waste are listed separately. If the sand needs building up, I'll explain why on site, so it's on the quote from day one, not a surprise later.
