The housing mix, and what it means for your garden
Oakleigh is one of Melbourne's oldest and closest-in suburbs, only about 14 kilometres from the city. It grew up around the railway, was proclaimed a town in 1924 and a city in 1927, and was mostly built before the big Waverley estates further out. So the housing skews older, from Victorian, Edwardian and interwar places, plenty of Californian bungalows, through to post-war brick, and the blocks tend to be smaller and tighter than the ones you get a few suburbs east. That changes the work. It is more renewal and careful tight-site jobs than wide open builds.
The big practical thing on a lot of these older blocks is access. House sits close to the boundaries, and the only way to the backyard is a single side path or gate. When that happens a bobcat cannot get in, so soil, turf and waste all get barrowed in by hand. It is no drama, but it is a real factor in how a job is scoped and priced, so I always check it on the day rather than guess from the kerb.
Closer to Eaton Mall and the station you get the other half of the work: compact new townhouse and dual-occ yards. Monash's own planning documents say dual-occupancy is the most common form of redevelopment around the Oakleigh activity centre, so plenty of calls are small fresh yards that need levels, drainage, turf and paving done right in a tight footprint.
Soils vary block to block here, so we check on site rather than guess. And if your place is in one of Oakleigh's heritage precincts, just know the front of the home and streetscape can carry extra planning rules, so it is worth a check with council before changing anything out the front.

What a landscaping budget gets you here
No two blocks here are the same, so there's no standard price. Here's how budgets tend to play out.
On a compact townhouse or dual-occ courtyard, most of the budget goes into getting the base right. Levels, drainage and soil prep, then turf or paving over the top.
On an established yard around an older brick home, the spend usually splits between clearing what's overgrown, fixing levels that have shifted, and rebuilding beds and lawn. Waste removal is a real line item here, and we quote it honestly.

How does pricing work?
Every quote is free and itemised. You'll see labour, materials and waste as separate totals, so you know what you're paying for. There's no call-out fee for quotes.
What's the best time of year for landscaping?
We work year-round. Spring and the run-up to Christmas book out fastest, so if you want a new lawn for summer, get the quote moving early. Winter is a good window for paving, retaining walls and prep work.
Do you actually service Oakleigh?
Yes, and it's honestly our closest service area. Our yard is in Clayton South, next door, and we've done turf, garden and drip-irrigation work across Oakleigh, Oakleigh East and Oakleigh South. We cover Hughesdale and Murrumbeena too.
Can we plant out a nature strip in Monash?
Yes, with council's blessing. Monash requires a permit before you plant a nature strip, and approved residents can get free seedlings through the council program. Sort the permit first, then we can prep and plant it as part of a front garden job.
Our townhouse courtyard has tight access. Is that a problem?
No, it just changes how we work. Plenty of Oakleigh townhouse yards only have a side gate, so materials get barrowed in and more of the job is hand work. We look at access at the site visit and price it honestly up front, no surprises once we start.
How long does new Sir Walter Buffalo turf take to establish?
Plan on daily watering for the first 2 to 3 weeks, then taper off. We set that expectation up front because it's the biggest factor in how good your lawn looks in six months. Keep traffic off it while it roots and it will knit down fast.
My place is in an Oakleigh heritage precinct. Does that affect the garden?
It can, mostly out the front. Council has a handful of heritage precincts across Oakleigh, and in those areas the home and streetscape carry extra planning rules, so changes to the frontage can need a permit. Out the back you usually have a lot more freedom. The safest move is a quick check with council before we touch the front, and we are happy to work in with whatever they say.
There's only a side gate to the backyard. Can you still do the job?
Yes. It is one of the most common things on the older Oakleigh blocks, where the house sits close to the fence and a bobcat just won't fit down the side. When that happens we barrow the soil, turf and waste in and out by hand and do more of it the old-fashioned way. It takes a bit longer, so I look at the access at the site visit and price it honestly up front. No nasty surprises once we start.
