Landscaping in Mulgrave, starting with where the water goes
I'm Michael. Regal Landscaping is a family business, we've been at it since 2013, and we hold 5.0 stars from 60+ Google reviews. I quote every job myself after walking the yard with you. Quotes are free with no call-out fee. Call 0489 952 492 or send a few photos through the quote form.
Our recent work in Mulgrave
This year we've been back to one Mulgrave household twice. The first job was groundwork: a crushed rock and washed sand base, a trench with conduit laid through it, and Daniel, our registered plumber, on site for his part of the work.
About a week after we finished, the same owners asked us back for a water problem. We cut a strip drain into their existing concrete and piped it away in 90mm stormwater pipe, then carted off the broken concrete and soil. Being asked back that quickly is the kind of feedback I like best.
We've also quoted and walked other yards around the suburb this year, so you won't be the first Mulgrave job on our books. Out of respect for those clients, we never publish addresses or anything that points to a particular house.
Why do so many Mulgrave backyards stay wet?
Mostly because water needs a fall to move, and a lot of Mulgrave yards don't have one. Many of the blocks we see here sit close to flat, the ground underneath is often clay, and paving laid decades ago may tip towards the house. Rain sits wherever the yard is lowest.
It's not just a garden problem. VICSES lists Mulgrave among the Monash suburbs at risk of flooding, and its local flood guide notes both riverine and flash flooding in the municipality's history. A backyard drain won't change what happens in a big storm, but it does stop everyday rain pooling against your back door.
There's also a rule about where the water ends up. Monash explains that the rain falling on a property is drained to what is usually its lowest point, called the legal point of discharge, and that the owner is responsible for the drains up to council's stormwater system. So every drain we put in connects to your stormwater, not to the back fence.

What a wet yard looks like, and how we fix it
Here's what we usually find on a flat Mulgrave block, and the fix for each.
| What you notice | Usual cause | What we do |
|---|---|---|
| Lawn squelches for days after rain | Compacted clay with no fall | Lift the lawn, rip the ground, bring in topsoil and re-lay it with a fall |
| Water pools at the back door or under the pergola | Old paving laid flat or sloping in | Cut in a strip drain and pipe it to the stormwater |
| A garden bed by the house never dries out | Downpipe or overflow running into the bed | Connect it to the stormwater and regrade the bed away from the wall |
| Side path goes green and slippery | Shade, roof runoff and no fall | Re-lay the path with a fall, gravel edge or ag drain |
The order matters. Drainage goes in before the turf or the new paving, because digging up a fresh lawn to fix a pipe is money spent twice. Once the water has somewhere to go, a Sir Walter Buffalo lawn on decent topsoil has a real chance. We've laid 15,000 square metres of turf, and when a new lawn struggles, wet ground underneath is one of the first things I check.

Old orchard country, a footy ground and a freeway
Mulgrave runs from the Clayton side across to Dandenong Creek, and it filled up later than the suburbs closer to town. Farming carried on here well into the postwar years, with orchards along High Street Road, before the housing estates of the 1960s and 70s took over.
Those original estates are where most garden renewals happen now. The lawn and beds often went in with the house, so they're fifty-odd years old: thin couch, tired shrubs, and paving that has sunk or tipped. If yours has a big established tree, read the next bit before it comes out.
Check with council first. Some areas of Monash are covered by a Vegetation Protection Overlay, and council's online map shows whether your property is one of them. Separately, Victoria's canopy tree rules need a permit to remove or lop a tree at least 5 metres tall with a canopy at least 4 metres across, in specified residential zones. Under those rules, dead trees are exempt, and so is maintenance pruning that removes no more than a third of the foliage.
Then there's Waverley Park. The VFL opened its stadium in Mulgrave in 1970, and after the last AFL game in 1999 the old car park was turned into around 1,400 homes. Those homes are far newer than the original estates, so the starting point is different: less clearing out, more upgrading what the builder left.
The Mulgrave Freeway, now part of the Monash Freeway, cuts the suburb in two from the north-west corner to the south-east, and we work on both sides of it.

What does landscaping cost in Mulgrave?
It depends on the yard. Turf changes with old lawn removal, topsoil depth and access, paving with the material and the base, and drainage is priced per job once I've seen where the water has to go. Every quote is free and written up after a site visit.
| Job | What moves it |
|---|---|
| Sir Walter Buffalo turf, laid with soil prep | Old lawn removal, topsoil depth, access |
| Paving | Material, base depth, number of cuts |
| Strip drain or drainage fix | Length, concrete cutting, distance to the stormwater |
Your written quote breaks out labour, materials and waste removal on separate lines, so you can see exactly what the drainage costs compared with the lawn or the paving. If the budget won't stretch to everything, doing the drainage first and the garden later is a sensible split.
Their quote was reasonable, and was sent to us in one day.
How a Mulgrave job runs
- Ring or send photos. Call 0489 952 492 or use the quote form. A photo of the wettest corner helps.
- Walk the yard together. I look at where the water sits, where your stormwater runs, the state of the soil and whether a machine fits down the side.
- Written quote. Every part priced on its own line.
- The build. Levels and drainage first, then paving, then turf and planting.
- After handover. You get a watering plan for any new lawn, and we're a short drive away if you need us back.
Behind that, Regal carries $5 million public liability insurance, and Daniel, our registered plumber, handles the plumbing side of the work.

Mulgrave landscaping questions
How do I fix a waterlogged backyard in Mulgrave?
Find out where the water is coming from and give it somewhere to go. On most flat Mulgrave blocks that means re-levelling the lawn with a fall, adding topsoil over the clay, and putting a strip drain or ag drain where water collects, connected to your stormwater. Fixing the surface without the drainage just moves the puddle.
Do I need a plumber to install a strip drain?
The digging, concrete cutting and paving are landscaping work, and the drain then has to connect into your stormwater. We hand that connection to Daniel, our registered plumber, so one crew handles the whole thing and you aren't left coordinating two trades around a half-dug trench.
Can new turf go down on a lawn that floods?
Not straight away. Turf laid on wet clay rots at the roots or turns yellow within weeks. We fix the drainage first, rip the compacted ground, bring in topsoil and lay Sir Walter Buffalo on that with a fall. After that, the lawn needs daily watering for the first two to three weeks while it roots.
Can you do the drainage now and the garden later?
Yes, and on a tight budget it's often the smartest order. Drainage is the part that's hard to add once a new lawn or paving is down. We'll put the pipes and drains in now, leave the ground ready, and come back for the turf, paving or planting when you're ready to spend on it.
Do I need a council permit to remove a tree in Mulgrave?
Possibly. Some parts of Monash are under a Vegetation Protection Overlay, and the state's canopy tree rules can also apply to bigger trees in residential zones. Monash's online map shows whether you're in the overlay, and the state's VicPlan map shows your zone. Check with council before cutting anything, because getting the permit is the owner's job. We'd usually design around a healthy tree anyway.
Do you work in the Waverley Park estate?
Yes. Waverley Park is part of Mulgrave, built on the old stadium's car park, and the homes there are much newer than most of the suburb. That usually means less clearing and more upgrading, such as replacing a tired builder's lawn, adding paving, or sorting a side path that stays wet. Same free site walk, same written quote.
How soon can you come out to quote in Mulgrave?
Usually within a few days, because our yard in Clayton South is a short drive away and I do every site walk myself. If you want me to see the drainage problem in action, tell me when you call and I'll try to time the visit after rain. The visit and the quote are free.
